Do you currently own a few residential rental properties, or are you looking to build a rental portfolio? Certainly renting to a Section 8 tenant has or will cross your mind. There is a negative stigma attached with renting to a Section 8 tenant and nothing is further from the truth.

Myth #1 – Is that the tenant will destroy my property. This is could happen but that can also occur with a private tenant. Speaking from experience, our firm has seen great success rates with Section 8 tenants. If a Section 8 voucher holder is found to have damaged a property and does not pay for the repairs, their voucher will be revoked for 5 years. This can be a severe consequence for a Section 8 tenant that needs this voucher. The housing authority will enforce this policy and has for our firm.

Myth #2 – The Section 8 Rental Property Inspection is too difficult. Yes, this is the case if you want to be a slumlord. The standards Section 8 requires are guidelines from HUD home standards.
