A decision you are certain to be faced with at some point during your time as a long term buy and hold investor is whether or not to allow pets. There is not a landlord that I know that has not been faced with deciding pets or no pets. The goal of a long term buy and hold investor is to minimize costs and one way to do this is through low turnover rates.

When renting residential real estate the big question from tenants always pops up “Do you allow pets?”. NO, NO, NO, NO you don’t. You may be a pet lover and you may have fifteen pets yourself but do not allow pets in your rental properties. There is not a pet deposit or security deposit that can convince me to change my mind. For example, you decide well if I charge two month’s rent as security deposit I should be good, wrong. Let’s say your tenant stays for one year and then moves out. You could be in for a rude awakening when you find out the dog has gone to the bathroom in the basement and it smells like the inside of “porto-pot”, and not a freshly cleaned one. ... stained the carpet, and a few other things. At the end of this turnover you spend $3,000 to get the property ready for a new tenant and all you collected was $1,700 for two month’s security. Now, you can get a judgment for the additional repair money but best of luck collecting on that. Even if the pet does not cause this much damage they still typically will cause some kind of damage, so it is best to just say “NO” to pets.
