What You Need To Do To Help Sell Your House

In the last year or so, all the news we hear about the property market are negative, with professionals telling us to wait before selling, only to find out a month later that the housing market is falling further into decline! For some of us there is no urgency to sell while for others it is a completely different matter - so this article will look to provide some simple and effective tips that will help rejuvenate your home and help you to sell your house during this difficult time.
1. De-Clutter and Clean – We’re all guilty of hanging onto things that we know we do not need or are unlikely to ever use again, but for some reason we choose to keep them just in case. If you are looking for a new home and a fresh start, then look to rid your home of these possessions and either throw them to the dump or donate them to a charity shop. Getting rid of these unwanted goods will free up some room and storage in your house, which will make it feel more spacious and inviting.
Make sure that you have a thorough clean of the whole house before any prospective buyers come to view the property; areas which will require ...
... special attention are the kitchen and bathrooms where hygiene is of the utmost importance. Anyone viewing the house needs to envision their own life in the house, and that will be much less likely to happen if they feel the place is a mess. Try to be as thorough as possible.
2. Lighting – Do not under estimate the power of lighting: it can be a huge contributing factor towards a potential purchaser’s decision. If they are viewing the property in the daytime - make the most of natural light. Keep the windows unobstructed and pull the curtains back - you do not want your place to look dull and dreary! Rather, keep it looking refreshed and full of life. In any dreary areas of the home, be sure to turn on lamps and feature lighting.
If your property is being viewed in the evening, then look to make the most of the lighting you have throughout the house. Look to make your living room and kitchen a peaceful and inviting space – the dimmer lights normally create a very relaxed and tranquil atmosphere. Also, make sure your Bathroom Lights are bright, and use feature lighting to compliment the colour scheme. Spot lights are normally a popular choice for the main lighting and they can also be fitted with dimmer switches.
3. De-personalise – As we previously touched upon, any potential buyer will want to envision their own lifestyle in your home, and seeing your holiday snaps, collectables and the kids toys scattered about the place will not help do this. We’re not telling you to get rid of these, but store them away until you move in to your new home.
4. Finish your DIY Jobs – If there are any broken lights or cracks in the walls, then do your utmost to go round the house and fix all these things before you even consider showing someone your house. Otherwise, these will not create a good impression as viewers will not want to inherit the problems you couldn’t be bothered to fix. Also, things like stains, mildew or mould should be cleaned and sanitised. Make sure you look to solve these problems permanently and don’t simply try to cover them up.
5. Keep things Neutral – In some cases you may have to redecorate before you can sell, and if you feel this is your case, you need to look for a neutral colour scheme such as cream or magnolia, then make sure you implement it throughout the house (this includes the carpets as well as the walls).
