When considering the central area for Playa del Carmen real estate, buyers will notice that the homes which are available tend to be back from the beach. While these are still excellent options with their own benefits, there are Playa del Carmen homes for sale directly on the beachfront in the surrounding area.

Neighborhoods which buyers can consider include a variety of areas stretching from Puerto Morelos in the north down to Akumal real estate in the south:

Puerto Morelos – Puerto Morelos is a small village with a distinct atmosphere; while tourists and expats are definitely present, it doesn’t have that same international-ized touristy feel that Cancun or Playa del Carmen have. Playacar Phase 1 – Playacar is the area’s original upscale, gated community and is located directly next to downtown. Phase 1 is the most upscale area of the community, and is directly on the beach. Here, homes can be found that combine exclusiveness, the beach, and walking access to the all the restaurants, bars, cafes and shops of downtown. While prices will be a little higher than in other parts of Playa del Carmen, they are still much lower than any home in a community this exclusive and convenient in the U.S., Canada or Europe.

Puerto Aventuras – Puerto Aventuras is a gated community that is more like a town in itself. It’s focused around three marinas – one of them soon to offer the most exclusive condos in the Caribbean – and includes a shopping mall, a small-shop and restaurant area, a school, a church and a golf course. Homes that overlook the stretches of beaches between the marinas are available for sale, and offer a lifestyle that few could imagine!

Akumal – Akumal is a small eco-focused village about 45 minutes south of Playa del Carmen which specializes in beachfront luxury homes. The beautiful homes on Akumal’s beachfront combine the best of modern luxury with an environmentally friendly lifestyle. Akumal is a bit of a hidden gem, getting enough attention to keep the central area nice, with little craft shops and a good deal of park and protected areas, while secret enough to keep it feeling quiet and exclusive. Akumal is a very short drive from the area’s new upcoming international airport.
