With the recession and recovery underway, real estate brokers in Mexico

have noticed a trend developing during 2010 and into 2011; European and especially Canadian buyers have been returning to the market, taking advantage of excellent deals and new investment opportunities in the post-recession phase.

But one major point is missing from the picture; where are the American buyers? Currently Playa del Carmen condo sales are offering an excellent combination of a high quality lifestyle and investment opportunity on the same property. Very well-priced luxury properties in beachfront resort settings even guarantee return, while owners can still use the condo for personal vacations.

Europeans, Canadians and a handful of Americans are realizing the value in vacation properties like these that double as a good investment. But not as many Americans have been moving on the excellent opportunities Mexico's recently recovered tourism industry is offering the real estate ...

A similar trend has been seen in terms of tourism; while Americans still remain by and large the most significant group of both expats and tourists to Mexico (accounting for 60% of tourism arrivals), increase of the number of visitors has been more significant percentage wise from other locations; Canada, for example, had 19% more tourists visiting Mexico in 2010 than in 2009. The U.S. had 9% more.

For this reason, Mexico's federal Secretary of Tourism Gloria Guevara, has been making efforts to increase the amount Americans regaining interest in heading south to Mexico, including meetings with CEOs of major companies such as American Airlines and major cruise lines. Since the U.S. is the main source of tourists to Mexico, it's certainly beneficial to Mexico to see higher percentile increases from American visitors and condo buyers.

But increased connectivity is also a benefit for many Americans. As prices and the cost of living in the U.S. shoots upward past pre-recession levels, the option of heading south to enjoy some extra comforts of live at prices that are still very accessible is prospect could benefit the majority of U.S. citizens. Affordability is certainly not getting better within the U.S., and neither are wages.

The Americans who see opportunities when they exist are already making their moves, just like people from Canada and Europe. Even spring breakers are heading back to places like Playa del Carmen and Cancun in strong numbers.

Playa del Carmen condo sales offering excellent opportunities to combine pleasure with investment are being bought up by those who are on the ball; on the other hand, Americans who are waiting for things to go to the way they used to be may very well be missing the best opportunities.
