How To Stop A Repossession
The recession is causing untold misery in the United Kingdom especially for homeowners trying to hang on to their properties as they struggle to make mortgage payments. However the number of people facing a repossession of home has actually been lower than anticipated. This has mainly been due to the unusually low interest rates currently charged by mortgage lenders.
But this positive side of the recession is about to end. The Council of Mortgage Lenders expects repossessions to rise this year as interest rates rise. The Government's spending cuts have also resulted in less government financial support for those people most in trouble.
So how can you now stop a repossession with all this going on?
Firstly get independent debt advice from the Consumer Credit Counselling Service, Citizens Advice and National Debtline. A repossession of home can be sometimes avoided by negotiating with the Mortgage Lender. Sometimes it is better to have a professional do this for you. ... broker about this. The local councils have been giving a small amount of support to help people stop a repossession and you could call your local council and ask what they are doing. If you are on benefits you may get some Support for Mortgage Interest payments.
There has also been the infamous Mortgage Rescue scheme much publicised by the government as proof of their support for homeowners. This scheme has been widely criticised for providing a miniscule amount of support to a few hundred people despite tens of thousands of applications wanting to stop a repossession of home. Some lenders are part of a Homeowners Mortgage Support scheme. Call yours and see if they are. They may allow a Deferring your repayments temporarily. This could help with a repossession stop.
With limited support from government and mortgage lenders, a growing number of people are using Sale and Rent Back to stop a repossession. This involves selling the property to an FSA regulated firm before the mortgage lender can do a repossession of home. The firm then rents the property back to the seller, so that they don't have to be evicted. Tenancy agreements usually last for five years. This often works for people who do not want to be disrupted by an eviction and want a few years to get back on their feet. Sales are fast and the companies work with the courts and the lenders to ensure a repossession stop.
If you are over 55, Equity Release may be an option for you but purchase prices are low. The other option is to try and sell the property with an estate agent. The problem many face with this is that in the current market, estate agent sales take too long and the seller finds themselves repossessed before the agent has been able to find a buyer.
In summary the best action is to get advice and research as many options as you can. Then take action.
