It's been a dry summer for Toronto, the GTA and surrounding communities in southern Ontario. While you've taken extra caution to prevent your garden and flower beds from being pelted by heavy rain and hail, have you taken a moment to look at how your roof is holding up and keeping you dry inside?

While your roof may not be leaking, the stormy fall season take its toll on your roof and lead to problems in the spring when the winter thaw begins. Now is the time to take action to prevent further damage.

The decision to replace the roof on your house is not an easy one. It isn't the most glamorous home improvement project, but it is one of the most important. If you don't have a good roof on your house, it may be a waste of time and money to do home improvements on the inside.

Here are some signs that it may be time to replace your roof:

Are the shingles beginning to curl up from the bottom? Stand back from the house and take a good look at the shingles to see if this is happening.

Is the plywood beneath the shingles beginning to rot? If you feel comfortable, get a ladder and check the plywood ...
... under the first layer or two of shingles. If you're not inclined to get "up close and personal" with your roof, call a reputable roofing contractor to do the inspection for you.

Is your roof leaking anywhere? This will be most noticeable on the ceiling or sheetrock. It may occur where the roof meets the interior walls. Such water stains may indicate water seepage.

There may even be dripping noted. One of most common causes of roof leakage is the flashing around the vents, fans, chimneys and skylights, as well as the flashing that lines the roof valleys and eaves.

Have you had significant ice dams over the past winters? The buildup of ice at the edge of eaves, commonly called "ice dams," can lead to roof leakage. If such damage goes undetected, it could even lead to structural damage to the rafters.

Has the gritty, pebble-like material worn off of the shingle to expose its backing? If so, those shingles must be replaced in order to avoid further problems.

With all of the problems that can cause roof leakage, it's a good idea to hire a reputable roofing contractor to inspect your roof. Most contractors offer free roof inspections and will include a written estimate detailing the necessary repairs.

Check to be sure the contractor is licensed, ask for pictures of past work, and get several estimates to make sure your bid is competitive.
