Short sales are a new way to purchase homes on the market and many buyers aren't familiar with what short sales are or what the purchase entails. Thankfully many online sites offer information regarding short sales in particular areas such as San Jose, California.
A short sale is the sale of a house but involves a third party in addition to the owner and buyer. The third party involved is the bank which holds the mortgage note for the house. The bank becomes involved in the short sale process because the owner of the home is typically delinquent on mortgage payments and has agreed to place the home up for sale in lieu of foreclosure.
The bank's role in the short sale process is to verify the contract sale price and the potential buyer. As the home owner hasn't paid all the mortgage payments, the short sale agreement between the bank and the owner gives the bank the right to be involved in the sale of the home.

The selling contract could go back and forth between the buyer, owner, and the bank for many months before a price can be agreed upon. A realtor with experience in short sales can help both buyers and owners get through this difficult process.
Currently in San Jose, the number of houses listed as short sales far exceeds the number of foreclosures. There are approximately 700 short sales in San Jose, but only about 200 bank owned homes. This means that potential home buyers have more choices in selecting their dream home by looking at short sales as there are more short sales on the market.
Houses for sale in San Jose are numerous and more short sales come on the market on a daily basis. Buyers can get a great deal through a short sale if they have an effective realtor and patience.
