Urban succession and racial/ethnic transition often lead to high levels of segregation. For several decades, Detroit was noted as one of the most highly segregated cities in the US. Although numerous studies have been conducted concerning white attitudes toward blacks in their neighborhoods in Detroit, little is known about the attitudes of whites toward Hispanics in Detroit. However, several studies have documented more tolerance on the part of non-Hispanic whites for Hispanics in US cities in general. Other recent studies have also shown that non-Hispanic black segregation levels have declined while Hispanic segregation levels have stagnated (Iceland 2002). Ellen (2000) found that high levels of Hispanic immigration often initiated high levels of turnover in the non-Hispanic white population, and may be what has occurred in the study area. Even though Hispanic and Arab median household incomes are comparable, it would appear that Arabs have been able to afford to reside in more expensive housing. Although more Arabs are foreign-born than their Hispanic counterparts, of these foreign-born, Arabs have been in the US longer than their Hispanic counterparts. Housing is a major investment, and those who have been in a locale longer have likely been more successful in building equity. Arabs have higher educational levels, a higher percent of the labor force in professions, and a higher percent self-employed than Hispanics, all of which would reflect favorably on the allocation of housing loans. Particularly discouraging is that the concentration of Hispanics in the older housing stock of southwestern Detroit means that housing equity will Pandora Jewelry be difficult to accumulate. These individuals could find it difficult to use their housing investments for future upgrading of housing in the suburbs.

It would appear that both the Hispanic and Arab populations provide a buffer between non-Hispanic whites and non-Hispanic blacks. In general, non-Hispanic whites are found in the suburbs of western Dearborn, Arabs are found in the eastern part of Dearborn, Hispanics in western Detroit while non-Hispanic blacks are overwhelmingly in the eastern part of the central city. Jones (2003) created a typology of immigrant ethnic/racial distance from the non-Hispanic white population and found that Eurasians were located closer than Hispanics and immigrant blacks which would largely agree with the results of this study.
