UK Coffee Shop Whitespace Analysis: Mapping Towns Underserved by Costa & Starbucks
Introduction

The UK coffee market is increasingly shaped by location, population density, commuter movement, retail activity, consumer preferences, delivery demand, and competitor proximity. This makes UK coffee shop whitespace analysis valuable for identifying locations where potential demand may exceed branded coffee-shop supply.

By combining population, existing outlet counts, competitor density, retail centres, transport hubs, and purchasing signals, businesses can identify towns where Costa and Starbucks have relatively low penetration despite strong commercial activity.

The UK branded coffee-shop market was valued at £6.1 billion in 2025, with 11,456 outlets and 570 net new outlets added over the preceding 12 months. Costa remained the largest branded chain with 2,671 outlets, while Starbucks had 1,354. Starbucks also reported 1,304 UK stores at the end of FY2025 and planned more than 75 additional UK stores in FY2026.

Whitespace does not necessarily mean a town has zero coffee shops. It means a commercially ...
... attractive area where branded coffee supply may be insufficient relative to potential demand.

What Is Coffee-Shop Whitespace?

Coffee-shop whitespace represents the gap between potential consumer demand and existing coffee-shop supply. A town can have several independent cafés while still offering potential space for a major branded operator.

A robust analysis considers:

Population and population growth
Coffee outlets per 10,000 residents
Costa and Starbucks density
Independent café density
Retail footfall
Railway and bus-station proximity
Shopping centres
Office and employment density
University populations
Drive-through suitability
Delivery coverage
Competitor distance
Local income and spending

This provides a stronger market picture than simply counting stores.

UK Coffee Market & Consumer Demand

A 2026 study cited in the report found that 41% of surveyed consumers preferred independent coffee shops, compared with 23% favouring national chains. Chain penetration also varies significantly between cities.

This shows why population alone cannot determine whitespace. Some locations have high competition, while smaller towns may contain underserved customer segments.

Data definitions are also important. Costa datasets may include conventional cafés, Costa Express machines, partner locations, kiosks, and concessions. These formats should be separated before calculating market gaps.

Building a Town-Level Dataset

UK coffee shop location data scraping can collect outlet names, addresses, postcodes, coordinates, opening hours, store formats, ratings, and other publicly available information.

The dataset can combine Costa, Starbucks, Greggs, Pret A Manger, Caffè Nero, McDonald’s, independent cafés, bakery cafés, hotel cafés, and convenience-store coffee counters.

Population, transport, demographic, commercial, and delivery datasets can then be integrated.

A geographic grid of 500-metre or one-kilometre cells can provide even more precise analysis. A high-demand cell with few branded coffee outlets can become a potential whitespace zone.

Illustrative Whitespace Examples

The report's illustrative town-level model highlights locations such as:

Bradford: 17 major-chain outlets and a large population, indicating potential supply gaps.
Swansea: 15 outlets with a 69 whitespace score.
Hull: 15 outlets with a 71 whitespace score.
Sunderland: 11 outlets with a 72 whitespace score.
Middlesbrough: 11 outlets with a 70 whitespace score.
Derby: 17 outlets with a 67 whitespace score.
Northampton: 14 outlets with a 66 whitespace score.
Blackpool: 10 outlets with a 73 whitespace score.
Cambridge: 22 outlets and high outlet density, reflecting a more mature market.
Reading: 24 outlets and high outlet density, suggesting limited expansion headroom.

These figures are illustrative analytical values, not official current outlet counts.

Identifying Stronger Whitespace Markets

Low Costa or Starbucks penetration does not automatically mean strong opportunity. A stronger model considers population, residential growth, footfall, transport connectivity, retail activity, employment, branded coffee density, competition, and delivery demand.

A weighted model can combine these factors to distinguish genuinely underserved markets from locations where low chain penetration simply reflects weak demand.

Costa vs. Starbucks

Costa and Starbucks should be analysed separately because their location strategies and formats differ.

Costa has a multi-format footprint including traditional stores, drive-throughs, and Costa Express locations. Starbucks is also actively expanding its UK estate.

Therefore, a whitespace study should measure current supply as well as planned expansion. A market that appears underserved today may become more competitive as new stores open.
