Advanced Mold Testing Explained: Ermi, Mycotoxins, Dna & Traditional Testing

When people search for advanced mold testing, they often encounter terms such as ERMI, mold DNA testing, mycotoxin testing, spore-trap sampling, and traditional mold inspection. Each approach provides different information, and understanding those differences is important before deciding which type of testing is appropriate for a home or commercial property.

For property owners in the San Francisco Bay Area, the most useful approach is usually not simply choosing the most sophisticated-sounding test. A professional mold inspection and testing assessment should begin by understanding the building, identifying moisture conditions, and determining whether sampling can answer a specific question.

Traditional Mold Testing: The Foundation

Traditional mold testing commonly involves collecting air, surface, or bulk samples for laboratory analysis. Depending on the circumstances, an inspector may collect an indoor air sample and an outdoor reference sample to compare the types and concentrations of airborne mold spores.

ERMI Testing: What Does It Measure?

ERMI, or Environmental Relative Moldiness Index, is a DNA-based testing approach developed from research involving settled household dust. It uses molecular methods to identify and quantify DNA associated with specific groups of mold and fungal species.

Because ERMI analyzes dust rather than simply collecting airborne spores at a particular moment, it can provide a different perspective on the fungal environment inside a building.

However, ERMI results require careful interpretation. An ERMI score is not a universal pass/fail measurement for every building, and it does not identify where moisture or mold growth is located.

For that reason, ERMI may be considered an additional investigative tool rather than a replacement for a thorough visual inspection and moisture assessment.

Mold DNA Testing

DNA-based mold testing uses molecular techniques to detect genetic material from fungi. Unlike traditional microscopy-based analysis, which relies on identifying spores or fungal structures, DNA methods can detect fungal material based on genetic markers.

DNA testing can be useful in situations where additional information about fungal populations is desired. It may also detect material that is not easily characterized through conventional visual or microscopic methods.

But DNA detection has an important limitation: finding fungal DNA does not automatically establish that there is an active mold colony growing at that location.

A building can contain fungal particles and DNA from sources such as outdoor air, settled dust, or previously disturbed materials. Results therefore need to be interpreted in the context of the property.

Mycotoxin Testing: A Different Question

Mycotoxins are chemical compounds produced by certain fungi under particular conditions. Mycotoxin testing is therefore different from testing for mold spores or fungal DNA.

A mold test may tell you about the presence or concentration of fungal material, while a mycotoxin analysis attempts to identify particular chemical compounds.

This distinction is important because detecting a mycotoxin does not necessarily tell an inspector where it originated, whether a current mold problem exists, or what caused the moisture condition supporting fungal growth.

Similarly, the absence of a particular mycotoxin does not necessarily establish that a building has no mold problem.

Mycotoxin testing can therefore be highly specialized and should not be confused with a standard building mold inspection.

Which Mold Test Is Best?

There is no single advanced mold test that is appropriate for every property.

The right method depends on the question being investigated. A visible mold concern may call for targeted surface sampling. An indoor air-quality concern may justify air sampling. A property with a history of water intrusion may require a detailed moisture investigation before deciding whether laboratory testing is necessary.

For suspected hidden mold, the inspector may focus on moisture meters, thermal imaging, building assemblies, HVAC systems, crawlspaces, attics, wall cavities, and other areas where moisture may be present.

Advanced laboratory testing can add useful information, but laboratory results should never be viewed in isolation.

Combining Inspection With Testing
