If you've spent any time researching land near Dholera, you already know the noise level is high. Every second listing claims to be "the next big thing," and it's genuinely hard to tell a serious township from a hastily plotted field with a fancy brochure. That's usually the point where a buyer either walks away frustrated or signs something they haven't fully understood.

HanuDharaa is one of the projects that keeps coming up in these conversations, and for good reason — it sits inside the Dholera Special Investment Region, right on the Ahmedabad–Bhavnagar Highway, in a village called Kotda. That location alone makes it worth a closer look. But location is only half the story. What actually matters to a buyer is whether the plots are legally sound, whether the layout is livable or investable, and whether the numbers make sense five or ten years down the line.

This article walks through what HanuDharaa actually is, what it offers, what to watch out for, and how to think about it as either a long-term investment or a future home site. No hype, no inflated promises — just a grounded look at the project as it ...
... stands.

What is the hanudharaa
?

Simple Explanation

HanuDharaa is a gated residential plotted township located in Kotda, within the Dholera Special Investment Region (SIR) in Gujarat. It offers NA (Non-Agricultural) approved freehold plots, meaning the land has already been converted from agricultural to non-agricultural use — a critical legal step that allows for residential construction. Plot sizes start from 111 sq. yards, laid out in a surveyed grid pattern, which typically makes for easier navigation, cleaner boundaries, and simpler future subdivision or resale.

Because the plots are freehold, buyers get full ownership rights rather than a leasehold arrangement, which tends to be a more attractive structure for both end-users and long-term investors.
