First check with the land’s current classification. When the land has been in use for agricultural purposes, you should acquire a permit to convert it into a land for residential and commercial use.
Building Plan Approval
The next most important thing is acquiring an approval for building plan where an architect needs to submit the detailed plan to the development board or municipality authority. The authorities in this case will check whether the proposed plan complies with the building code, space limits or the safety rules.
Zonal Clearance
When an architect or developer is working on a bigger piece of land they should acquire layout approval to make sure it fits with the master plan of the city and along with this the architect must procure the zonal clearance for confirming the type of building which is to be raised.
No Objection Certificate
Based on a project an architect will need to acquire a fire department approval, clearance certificate from the Pollution control board, utility approvals and special approvals for construction of highways and airports.
Commencement Certificate
This certificate gives an official approval to start a construction project and authorities need to approve the NOC.
Completion and Occupancy Certificate
The completion certificate confirms whether the building which is constructed is raised as per an approved plan.
The occupancy certificate states whether the building is safe for occupancy.
