Finding the right living arrangements is an essential part of providing effective disability support. For many NDIS participants, the journey to their ideal long-term home may not be immediate. Medium Term Accommodation (MTA) is a temporary NDIS-funded support that provides a safe place to stay when the participant cannot yet move into their confirmed long-term home because their disability-related supports aren’t ready. When the participants are waiting for home modifications, assistive technology installations, or for a vacancy in Specialist Disability Accommodation (SDA), MTA bridges the gap by funding the cost of accommodation, usually for up to 90 days.

MTA plays an important role in person-centred disability services, helping participants move forward with their goals without delays caused by housing readiness. MTA funding is carefully assessed based on your NDIS goals and support needs. To be eligible, you must meet all three of the following conditions:
• You have a confirmed long-term housing option. This could be your own home, a rental, or a supported living arrangement that you will be moving into ...
... once everything is ready.

• You are unable to move into long-term housing yet because some of your disability-specific supports are still being arranged. This might include things like home modifications, assistive technology, or support staff availability.
• You cannot stay in your current living situation while waiting. For example, your current home may no longer meet your support needs, or you may be transitioning out of aged care, hospital, or another facility.
Eligibility rules differ slightly for participants being discharged from hospitals or justice settings, where having a confirmed long-term home is not immediately necessary to receive MTA. It is important to note that MTA does not cover everyday living costs like food, electricity, or personal care. Those supports must come from other parts of your NDIS plan or personal resources.
