Abu Dhabi Likely To Be The Strongest Performing Real Estate Market In Mena
If you're one of those who didn't manage to get to the Dubai real estate market at the right time, when it was going through its early growth and the investors were making stupendous profits and real estate developers planned and completed some extra ordinary projects. Unfortunately the circumstances changed as soon as you started to think about investing in Dubai real estate (not that you're to be blamed), since then it has been a kind of mess up with one setback striking after the another. It'd be better if you give Dubai a little break (hoping that it will come back in near future). In the meantime you may focus on its neighborhood where Abu Dhabi is fast becoming the center of attention. The biggest emirate is now anticipated to be the strongest performing real estate market in MENA by experts. According to Jones Lang LaSalle's Investor Sentiment Survey, real estate investors and developers are now eyeing at Abu Dhabi as the next big thing in the whole region.
So what are the ranking factors that place Abu Dhabi at the top of the list containing the most promising real estate markets in MENA? Especially when the chances ...
... are that the real estate and financial crisis will keep on worsening in its neighboring emirate (Dubai). To start with its plus points, Abu Dhabi can keep producing oil for another 150 years (at current production level) as compared to the minimal reserves Dubai is left with (estimated to last not more than 10 years). No wonder Abu Dhabi is the wealthiest emirate in United Arab Emirates. For that reason, Abu Dhabi is less likely to suffer from financial shortage in near future.
Middle East markets are set to grow because of currently low prices and high demand for real properties. Here, the real estate prices are considerably lower than those of western markets, which mean more possibilities for short term yields. Recent economic crisis did not affect this region that bad and the situation will get even better with the passage of time. After a brief pause, investors will be looking to start off once again with some promising markets and Abu Dhabi will surely attract a lot of investors with all its advantages and plus points. However, one only hopes that Abu Dhabi has learned from Dubai mistakes. Some serious efforts will be needed to win investor's trust after the news of troubles that foreign investors are facing in Dubai. Similarly the real estate authorities will have to keep a check on the market to curb unproductive activities like property flipping.
