When Do You Need A Construction Certificate?

Do you have an upcoming construction project? You are probably feeling a lot of things, but most of all: overwhelmed. How do you even get started? How can you make sure that your building is safe for all occupants once it is finished?
 
Here is something you might not have considered: in order to start your project, you need a construction certificate from Sydney council. This certificate is the official go-ahead from local government agencies that allows you to begin construction. In order to obtain this certificate, there are some things you have to do and some information you have to provide.
 
First: the site has to be surveyed and the surveyor has to provide a plan of the entire site, including how it connects to surrounding roads and properties. Next, they will need basic information about what kind of building is going up (e.g., commercial or residential, single-story or multi-level). They also need information about where utilities will be coming in and whether or not there are any special ...
... requirements for accommodating them (like a lift station). Finally, they will want to know what kind of soil is in the area, as well as its drainage characteristics and gradient/slope stability.
 
What does a Construction Certificate Carry?
A construction certificate is your proof that the proposed development has been approved. Once you have received your construction certificate, you can then go ahead and build or make changes to your building project.
 
A construction certificate in Sydney is an official document that grants permission to begin work on a new building. In order to obtain one, you must submit an application to the local council where your construction site is located, as well as a design specification and other documentation required by the council.
 
When do You Need a Construction Certificate?
A construction certificate provides the builder with proof that the development complies with the Building Code of Australia and other relevant regulations. If you are going to carry out any work, you will need to get a Construction Certificate from either the council or an accredited certifier before construction commences.
 
You need a construction certificate if your project meets the following criteria:
 

The project requires subdivision or reconfiguring of a lot.
It includes alterations or additions to existing buildings.
It involves the construction of new buildings or structures.
It is for commercial, industrial, or public purposes.

 
If your project does not meet all of the above criteria, you do NOT need a construction certificate before beginning work on your building.
