Maintaining Your Ducted Air Conditioning System

Most buildings have a duct air conditioning system of some kind. Your HVAC ducts are an often-overlooked component of your building. Your overall operational costs are closely tied to the efficiency of your HVAC system. Leaky or damaged HVAC ducts cost you money and endanger the well being of your buildings occupants and sensitive equipment. If your building is a hospital, school or lab, indoor air quality and humidity control become even more essential. By having an ongoing maintenance agreement with a qualified company you can help to ensure your duct air conditioning system is operating at peak efficiency.
Tips for HVAC Duct Preventative Maintenance

Here are some tips about duct air conditioning you and your HVAC company should be doing as part of a regular preventative maintenance routine:

Inspect ducts and piping regularly and apply sealer and tape to leaks or damage HVAC ducts

Regularly change air filters

Be aware of filters that clog more quickly and change them more frequently

Regularly clean cooling coils and drain pans and ...
... check them for moisture contamination that can cause mold growth

Vacuum your space regular with a high efficiency vacuum (HEPA) cleaner

Remove any standing water or condensation in your duct air conditioning system that could lead to mold

Be sure HVAC ducts are well sealed particularly in places without air conditioning like crawl spaces and attics

Inspect your duct air conditioning to be sure air cannot travel around filters through gaps in the holders

During any dust producing renovations seal off your HVAC duct supply and return registers and shut down the system if possible until the work is complete

Inspect the condensate pan to be sure it is draining properly

If you are replacing any HVAC ducts be sure all ducts are sealed at the joints
