Mayfair Group: Investment opportunities in cheap properties in Detroit

Some of the cheapest properties of US can be bought in Detroit and Mayfair Group provides an opportunity to invest in the cheap foreclosed properties, which are offered at a value six to seven times below the market value. The investors can buy multiple properties and earn through regulated rental systems. The properties are expected to payback double of investments in four to five years, as it can be sold after a few years at a high market rate, as the condition of property market improves.

Low market

The Great Depression had a great impact on the real estate market and main reason for the crisis was the burst of the real estate bubble and the reduced demand. The banks were unable to bring changes in its functioning on-time and the U.S. government couldn't recognize the market's vulnerability. The legislative system's slow functioning contributed to the crisis. People bought properties that they could not afford and the value of properties declined, hence, the current market no longer shows the real value of properties. If the government ...
... increases the mortgage rate, it can further elevate the problem as the mortgage holders can decline to pay back the loan amount.

Certain changes in financial system and a controlled legislative to regulate buyers and lending on properties, has helped in improving the situation. In the year 2010, the job market showed positive trends and many temporary jobs have been created in construction, health and information sector.

Outside Investors and anti-flippers target the low priced properties

Outside investors

There are many investors from U.K. and Australia, who are interested in buying low cost properties. The property owners residing outside Detroit designate the job of property maintenance to a local group.

Mayfair Group helped the investors to acquire properties directly from the main Asset Managers and it does all the legal work related to the property. The buyers are freehold owners and they get the title deeds of the properties. The title is insured and it safeguards the investments. There is no need for the buyer to go to Detroit to buy the properties as the group does the related legal work, and the job of refurbishment and renting.

Anti-Flippers

There are other types of investors, who come from nearby areas called anti-flippers, who buy foreclosed properties at a cheap rate and they spend on refurbishment of the properties. They hold the properties, to wait for the market to improve. These renovated homes are given on rentals and as the price of properties increases, it can be sold.

Detroit Real Estate

The market was first targeted by investors in the last year as the Atlanta's bank-owned houses were sold and the houses close to the West End were taken over by realtors. The prices of properties have started rising in Detroit, Atlanta and Cleveland but still the prices are not very high.

As the investors waits to get a high return, they can get rentals from the properties. Investors - buyers appear confident to sell at great prices in five years.

Rental explosion in Detroit

The investors claim we have no trouble finding a rental and for a good home, you can get rental more than $900 per month, which gets you a profitable annual return. Foreclosure has increased demand in rentals and many rentals in Detroit are cooks, students or nursing aides. There are many who lost their homes during foreclosures and they need homes on rent.

Detroit foreclosure listing allows price rise in February 2010

After a continuous phase of fall in prices of homes in Detroit, the foreclosure listing has finally allowed the prices to increase. The February reports of increase in median prices by 22%, is still considered to be a low value as compared to the rise in prices in certain other nearby cities.

This has been a positive trend and analysts believe the resurgence in interest rates can be one of the major reasons for the increase in prices. Home sales have increased in many parts of Detroit, in February and median sale price of the non -distressed properties has improved by 64% to jump to $15,500.
