Many landlords rely on a letting agent to let and manage their property. It is a good way to ensure that your tenants are vetted and your property is properly maintained without the hassle of doing it yourself. But finding the right letting agent to take care of your precious property, to the standard that you would expect, can be very stressful. Here are some rules to help make it easier

• Use a letting agent located in the same area as your property. They will have knowledge of the local area and know what people are looking for. They will be best placed to accurately predict the best price that your property will be able to achieve.

• Check they have a letting agents licence. By law, all letting agents in Scotland must have one. You can check this by looking up the Scottish Letting Agent Register.

• Check if the letting agent has any accreditations. If they are a member of any letting agency professional bodies such as ARLA, LAS, TPOL or SAL it indicates that they will run their business in a professional manner with properly qualified staff.

• Check their most recent reviews. Reviews are very important but it must be remembered that not everyone is going to give a 5* rating. This will give you an idea of how well they deal with conflict situations. If they don't leave a reply to negative reviews, this also tells you something about them.

Finding a good letting agent is the most important factor for landlords looking for stress-free property management and property letting. Always take your time and do your homework thoroughly. A few weeks of hard work at this stage can save you years of hassle in the future.
