As a property owner you must be aware how difficult it is for you to find the right tenant. You don’t want to long let apartments rent in Malta to someone who is not good at maintaining the property. Ideally, there is no way by which you can be sure how one tenant is better over the other. But there are certain measures that you can take to ensure that your property remains safe and secure at all times. Today we are going to discuss these measures in detail:

Make sure to specify the number of years for which you are planning to rent out the property. If it is for 5 years, 10 years 20 years or 30 years and so on, mention the years. This will ensure that the tenant has to vacate the property after the decided duration gets over.
Once you shortlist the tenant, get his background checked. Make sure that they have no criminal records and that no case is registered on them. Collect as much information about the tenant as possible so that you know whom you are handing out your property too. There should not be any ambiguity.

... the contract that mentions annual repair and maintenance from your side. However during the repair work if it is found that the tenant has damaged the property; the tenant will pay the repair amount.
Fix the rent right at the beginning and mention the percentage rise in rent every year in the contract so that in the long run the tenant cannot cause any issues with the increased rent amount being charged.
And finally, get the contract signed by the tenant. Make sure that the contact details of both the parties are mentioned in the contract. Get two copies made of the same contract. One should be with you and the other should be handed over to the tenant.
