If your property does not sell
So your property has been on the market for a while but it's not yet sold! there may have been a few offers but were below your asking price, so what happens now well if there was no serious offers? Well although it can be an emotional time you do not need worry there are few things that you can do to get back on track and encourage more offers
1. Review the asking price have a look how many people came through the property and have a look at the offers of those people. Was there a good amount of people that came through ? for example in a 3-month period did 100 people come through and only have 2 offers or did 10 people come through and only have 2 offers.
2. It may be time to get critical and go through the property and see what changes can be made they might be small things such as needing a repaint or carpet cleaning, tidy up the yard, you may not need to go overboard but just a few simple cosmetic changes should make a difference to create more space. 3. In some cases it may be worthwhile to remove the ...
... property from the market for a certain amount of time, this will allow you to consider all your options whilst revaluing the price. Keep in mind what you may have learnt in the meantime.
4. It might be time to do a comparison, this time do a bit more comprehensive research about the property the amount of rooms, the condition of the property, the year it was built, the land size and so on. Make sure that your property is fitting within what else is for sale in the area particularly on the street or around the corner.
5. Read the buyer feedback it's always good practice for a real estate agent to ask the buyer about negatives about the property. Why did they not make an offer ? do they feel the price was too hard because of certain reasons in particularly or after viewing the property did they feel the location or the condition was not suitable ? their could be a number of reasons, if you find the reasons are common, then most likely you have found your solution.
It's always good to keep an open mind moving forward, for that your property may contain a lot of emotion and your memories ‘’for you’’ in the past keep in mind it is still a property to the next buyer.
