Portable and modular buildings cover a very large remit, this includes everything from building site accommodation blocks to multi-storey buildings some with an outer brick skin which makes them very hard to spot from traditional buildings to the random layman. Due to flexibility, speed and reliability this form of building is becoming more and more popular over traditional methods. A recent project for a chain of hotels saw a 26 story hotel constructed in under 8 weeks, each bedroom was plugged into the shell of the building with plumbing and electrical work undertaken in the factory, even the bedroom furniture was in place prior to leaving the factory and was unwrapped after it was installed or again simply plugged in.
Over the past couple of decades prefabricated technologies have developed tremendously, traditional images of prefabricated school class rooms have been replaced with bespoke buildings that provide comfortable, state of the art accommodations with the ability to rival buildings built using traditional methods.
The advantages of prefabricated portable and modular buildings over traditional building ...
... techniques can be seen from a variety of vantage points. One of the major advantages to most organisations looking for new accommodation is normally cost, the cost savings and savings on construction buildings are amazing with organisations able to achieve a high standard of office, retail or commercial space at a fraction of the cost from a traditional method. The modular construction of these buildings also helps for future expansion allowing the buildings size to grow with the organisation, traditionally foresight would be required along with a larger than required building to grow into.
The expansion of modular buildings brings us to a second advantage over traditional building methods. Modular buildings can be constructed off site and then delivered as individual elements where ever they are required and fitted into the finished construction onsite very easily restricting the adverse impact within a neighbouring area. This also allows re location of the building at a later date if this is required. This is a model used by a number of education and local authorities where resources in one area can be taken and rebuilt within another areas with greater needs.
However, for building contract managers one of the greatest advantages of prefabricated buildings is reliability and timekeeping. As the construction of the building takes place within a factory like environment with all key trades on call and working together, it is possible to keep the build tightly within schedule, ensuring the building can be delivered on time and also on budget. Construction at the buildings final location is kept to a minimum and therefore so is the opportunity to running over time, waiting for a trade to provide a service or elements out of a building managers control such as the weather.
