7 Important Tips When Leasing Warehouse Space

1. Ventilation and Air Conditioning (HVAC) – The most major thing we need when we planning for an industrial shed or any warehousing space. The most of the industrial buildings are not delivered with full building HVAC. If the landlord chooses to have it each tenant is responsible for the installation of their own HVAC unit. In many cases, you end up leasing warehouse space that previously leased by someone else and they had installed and used an HVAC unit. We don’t know that renter had properly maintained the unit so try to avoid assuming the responsibility of neglected unit.

Negotiate with the landlord that you will pay for an HVAC maintenance contract to keep the existing HVAC unit. If it required major repair or replacement then the landlord should be responsible.
2. Square Footage: You will find some landlord will calculate square footage differently. Ideally, you have to pay for usable square footage which is the actual space you occupy. Sometimes, owner calculates the area beneath the buildings drip lines and some will choose to calculate from the outside of the wall v/s the middle or inside.

... Area: Parking area requires lot maintenance and some owner wants that tenant pay for that. Parking maintenance is long term expense and part of the future property calculation. Make sure about parking area access before finalizing the leasing land space. Do you need to be able to park trucks or vehicles overnight? If yes, then make sure you have access for this.
4. Loading Areas: Do you have products to delivered or picked up via heavy trucks or wheeler? If yes then you need dock high loading and big enough truck court. Make sure, the industrial shed has what you need or install what you required for loading area. Trailers and trucks used to be 45ft +/- which means you need at least a 120’ turning area. Older industrial properties may not be able to accommodate this.
5. Ceiling Height: If you want to stack products or equipment, make sure you know how high you can go. Typically, heights range from 18ft to 25ft. Before leasing the industrial shed, make sure you know how high ceiling is.
6. Insurance: Insurance is very important for high-value leases and properties. It is not usually dealt with Indian lease contract. Insurance agreement must be reasonable and satisfied. Must be reviewed by both the tenant’s and owner’s agent.
7. Floor Load: What is the floor load for the concrete slab vs what your intended use will be?
