When it is about constructing a building, there is a lot to see and check before you start raising the foundation. When you have made up your mind to construct anything on the piece of property, the next step is taking the approval from the developmental authority to prove that you have abide all the rules and regulations while planning for the project. To get the approval one need to apply through development application based on which a survey will be taken by the authority to prove the due diligence.



The scrutiny takes into consideration various factors which makes sure that the property adheres to every guideline as laid down by the federal and state real estate development authority. Before submitting the Development Application form, there are certain factors to be kept ready as they are important for consideration.



The first and foremost thing to be readied is the application form. The form should be carefully filled as any wrong or improper information will lead to cancellation or amending which will postpose your project, escalating the price.
The form itself is not worthy to portray your dreams and planning and needs to be supported with other documents. Each of the fields is to be supported with scanned copies of required documentation as the authorities will cross-check the form and the documents to find the reason for the project. The form should also have the clearance from the environmental department as this should is any environmental rules are being broken. The required fees are to be kept ready which needs to be sorted out beforehand as different buildings have different fees structure. The entire layout plan of the project is to be submitted for evaluation along with the detailed analysis from the surveyor. The surveyor is required to outline the contour of the terrain for proper elevation.



There are mainly four kinds of DA forms available based on the pattern of the building and the usage. These are available for the small scale residential plot, small commercial building, food court and anything apart from the former three are included in the fourth form.



Just submitting the form is not going to give you the approval. A letter of consent is to be attached with the DA form as well stating the fact that the owner has full consent with the entire developmental thing and is not done forcefully. If there are multiple owners of the same plot, the consent letter is to be obtained from everybody without fail. In case the plot belongs to a company, the copies are to be stamped by the official seal.



In case of a commercial building, the details of the trade to be carried out is to be stated. This might include the existing usage of the building in case the building needs to be redone, the office hours and the number of staffs to be present on the premises. Authorities are eager to know what kind of good are to be produced and the car parking space. All these are to be noted in the development application and a survey of the same will be undertaken before approval.
