The story of Metro at Greater Noida was played out in 2009, when Metro charged into Noida. It not only made commuting to the city easier but also changed the city’s real estate market. People, who had to travel between Delhi and Noida for work increasingly, built their homes here. Others living in East Delhi because of its proximity to Noida began moving to Noida in hordes. As the Metro penetrated deeper into the city, property prices also got a boost in the parts where there was Metro connectivity.

The same story is about to be repeated in Greater Noida as The Metro pushes for completion before the 2017 deadline.

In 2009, Ms Ghai was offered a flat in Greater Noida, for Rs 35 lakhs. She bought it on the strength of its wide spaces and the ever developing areas around sector 37. However, her neighbour at the earlier location and her best friend, declined as she had to travels in and around Delhi-NCR for business, and felt that commuting would be difficult. Now she awaits her turn, a far flung site in Noida for an allotment that costs twice as much!

... Greater Noida region’s realty markets in an action replay of the Noida boom, opine experts-and with good reason. The upcoming Noida-Greater Noida Metro line will be the longest corridor of the region (30 kms). It will be an extension of two lines – the Dwarka Sector 21 to Noida City Centre line and the Noida Sector 32 to Sector 64 stretch.

There will be 21 stations and one depot, with 6 stations falling under Greater Noida. All the stations will have platform screen doors that will run on solar power, while the depot will have rainwater harvesting facilities. The stretch is scheduled to be completed by March 2017. The extension of Metro line is 30Kms via sector 71 to sector 137 and after that parallel to Noida Greater Noida Expressway, Pari Chowk and end point is depot Station by connecting to Alfa sectors. There are in the surrounding areas of newly construction of Metro line various housing and commercial projects would be connected.

Work has rapidly progressed in the 3 suggested routes. The first is the 29.175km-in length , while Noida-Greater Noida Expressway line the second may be the 3.9km-long via Botanical Garden-Kalindi Kunj Metro link, and also the third the first is Sector 32 (via Sector 71)-Sector 62 line. Acute importance is being placed on the Noida-Greater Noida Expressway Metro line, which has a total of 21 stations–15 in Noida and 6 in Greater Noida. The work is scheduled to be completed by April 2018 but DMRC is dedicated to making it operational by 2017.

The metro route that will extend from Wave City Centre Metro Station, connecting Sector 32 to Sector 64, and touching National Highway 24 up to the Ghaziabad border, has turned into a goldmine for property developments. Even the lifestyle choices in the region are changing, with malls and entertainment options emerging due to the metro connectivity. The construction of the metro rail, has already led to an increase in property prices along the stretch. Many leading developers have launched projects in the premium category, while developers from other markets are either entering the region through joint developments, or are in the process of purchasing land. Local property agents also highlight the fact that the areas closer to metro stations, are suddenly witnessing the launch of premium and luxury houses.
