Realty segment of Bangalore has showcased some interesting trends with the increased rea estate activities in upcoming localities like Sarjapur Road, in the past few years. The development started with the establishment of a major IT campus in the locality.

Sarjapur Road is home to numerous corporate entities, offering a very obvious reason to launch their residential projects. The growing market of Sarjapur Road is backed by the growing social infrastructure and its proximity with the IT clusters around Electronics City, Madiwala, Outer Ring Road (ORR), Varthur-Sarjapur stretch and Whitefield.

The locality
Wipro already has its established campus on the Sarjapur Road, while another IT giant Infosys has also plans to come up with an IT SEZ spread across 202 acres. The proposed IT development in and around this location anticipates residential demand, and further growth.
Another important infrastructural development in this zone is the Peripheral Ring Road, which will connect key arterial roads of Sarjapur Road with Tumkur Road, thus leading to realty growth in this route. Metro network is one of the most ambitious projects, which is all set to lead to expand the location.

Apart from all these things, the extensive availability of land parcels for development, and upcoming commercial and retail developments have contributed in the overall development of the area.

Purva Whitehall
Puravankara Projects, a prominent developer of the Bangalore region comes up with its new residential project named Purva Whitehall in Sarjapur Road, East Bangalore. These premium 3 and 4 BHK apartments are available in a price bracket of Rs. 1.2 crore to 1.93 crore. Purva Whitehall is spread across 2.70 acres and offers homes in the built area range of 1867 - 2425 Sq. Ft. Possession of these properties is due in July 2016. The project has 4 residential towers, with 12 floors each, and 192 units are available on sale. Purva Whitehall is one of its kind project with around 70% of open spaces.

Prestige Ferns Residency
The brainchild of an eminent housing developer Prestige Group, Prestige Ferns Residency is the new premium residential property in Haralur Road off the Sarjapur Road. It is a project being constructed on a whopping 26 acres of land and is well-connected with the residential and commercial hubs of Bangalore. The project offers 2 - 4 BHK apartments having a built area range of 1056-2597Sq. Ft. and are priced between Rs. 64.6 lakh to 1.9 crore. Possession date is June 2017.

Experts Suggest
Srinivasa Reddy N S, Associate Director Research and REIS, JLL India, has to say that a big chunk of entry and middle level employee populations working in IT/ITES companies on ORR prefer staying in areas in and around Sarjapur Road because of availability of housing at rentals lower as compared to other locations, and enjoy walk to work concept.

Sarjapur Road has a huge base of IT professionals, and the demand is expected to go up in the upcoming years. The buyers are advised to keep a tab on the realty trends and wait for over 3-4 years to realize good return on investments.
