Skyline of Lucknow is changing fast because of construction of condominiums, malls, and commercial complexes not only within the city but also in its outskirts like Durgaganj, Mohanlalganj, and Sultanpur. Even within the city old mansions and havelis are being replaced by multi-storied apartments. Lucknow real estate developers are intimately connected to this process of transformation from the ‘city of Nawabs’ to a city of commerce and industry.

Like any other city in India, the growth in real estate is evident. Even old areas like Charbagh, Bangla Bazar, and Naka Hindola are getting transformed because of pressures of urbanization. Palatial buildings of yester years are being demolished to make way for apartment buildings. This change is obvious as maintaining mansions are gradually getting difficult now-a-days. In most cases break up of large families into smaller nucleated units is the principal cause. As families divided the need to divide ancestral properties also arose. Old buildings with expansive rooms seemed wastage of space. Maintenance also became a costly affair as older materials started becoming scarcer with time.

New construction laws of local municipality allowed construction of more floors within a given height. Older mansions with floors of 15 feet were reduced to new apartments of 10 feet floor height. There are very few constructions with floor height of 12 feet or more. For all practical purposes floor heights of over 12 feet is unnecessary. Real estate in Lucknow is now more purposive and focussed.

New constructions that take place are in accordance with current trends. As space is always sold at a premium, property buyers want to derive maximum benefit for the money that is spent. Lucknow real estate developers keeping this in mind are constructing buildings with multiple amenities. Many of these constructions are provided with 24 hour power back up and autonomous water supply system. Power back up is effectuated though internal generating system while water supply is ensured through deep tube wells. This is true for both residential and commercial properties.

Residential and commercial properties distinguished

Residential and commercial properties are normally separate. This is beneficial for both real estate Lucknow sellers and buyers. Architecturally, the construction of a residential apartment is distinctive from a commercial complex. For a residential complex each apartment must be complete and self dependent with living room, bedrooms, kitchen and toilet. In comparison a commercial property consists of several spaces of identical size without any division of amenities. Even toilets are common for every floor.

For commercial constructions additional care needs to be taken for security and safety of life and properties. Adequate fire prevention and detection measures are to be taken. Smoke detectors, thermal sensors, water sprinklers and fire extinguishers are to be installed liberally to minimise the risk of unwanted fire hazards. As the footfall to a commercial complex could be significantly high there should be enough fire escapes.

Lucknow real estate is now a very well planned activity. A systematic approach is witnessed in every sphere. There are very few commercial properties that lack power back-up, water supply, and adequate safety measures.
