These days many people have to endure cheating in land and property deals. These cases become more prevalent in less occupied areas of upcoming cities like Navi Mumbai, Chandigarh, Hyderabad, etc. Buying a property in Navi Mumbai comes with so many p's and q's that one must heed to. Most of them are related to agreements and approvals related to the land or the space that one is going to purchase. But to tell the truth, buyers of property in Navi Mumbai are ignorant to ask the developers of real estate in Navi Mumbai and land owners furnish all the documents linked to construction, price, deadlines.. This makes it easier for the builders of flats in Navi Mumbai and the agents to dupe them or do the dubious deals. It is better to know what all papers a buyer should get from the developer of real estate in Navi Mumbai. Here's a small checklist of these docs that are required to ensure that the things follow the legal track and the things are transparent to both sides:


Written Agreement: Don't trust anything promised verbally from your dealer or builder. Ask for a written agreement only. This should be a legal paper, duly signed by the government authorities. Plus, look for all the details regarding construction: specification of the apartments in terms of their size, layout plan, delivery deadline, and payment schedule. Indian real estate is largely irregular and the buyers, many a times, do not get what they were promised. With a legal written agreement comes the surety of the things done, and if not, one can always go to consumer court.


Completion Document: Real estate India saw the buyers purchasing yet incomplete projects though they were not expecting so. The completion document ensures that the builder has indeed finished the project in all respects and has not deviated anywhere from the approved plans. See if the construction got planning and development permits from the authorities. You can complaint if you see that there are some structural defects in the ongoing construction.


Compliance Certificate: A developer must have got all the approvals linked to the safety and environment clearance. Check the NOC(No Objection Certificate) that all the terms and conditions linked to use of resources like water, electricity in construction.


Sale-Purchase Agreement: Read carefully all the clauses linked to the ownership of the real estate land or property. Make sure that it has a clause ensuring that it is not transferable to any third party and no future developments shall take place within the allotted area. These should be prepared by a professional lawyer. Get to know the total price involved and all the other prices such as cost per square foot, registration charges, maintenance cost etc.


Identification papers: It is always right to verify your developer's identity(PAN Card, Passport etc.), his previous records of construction, the number of projects completed by him. On the same lines, if you get property via a dealer, check his credentials too.


Before payment, make sure that you physically visit the site and see how the things are faring there.
