In order to avoid having any problems with your air conditioning unit, keep all vegetation at least two feet away from the outdoor unit. The unit should be clear of any vegetation on all sides and above. When you mow the lawn, aim the grass clippings away from the a/c unit. This will prevent grass getting inside the a/c and making it malfunction.
A shady spot is always a good choice for the placement of your outdoor compressor. The cooler air that the unit can suck in, the less work it will need to do to further cool the air.
Be sure to check your evaporator coil drains frequently when your air conditioner is running. If this tube backs up, you can find water damage to your walls, ceilings and floors. If you end up with mold just use a solution of bleach and water to clean out the tube.
If you have a window air conditioner without a timer, use a regular outlet timer to control when it is on or off. These are the same ones you use for holiday lights, so all you have to do is plug your air conditioner into the timer and set it to cool you during the day.
Don't allow your home to overheat. An AC unit will reduce the internal temperature of your home approximately twenty degrees in a fair time. So if your home is 100ºF, you'll only get the temperature down to about 80. If humidity is high, this temp is still unsafe for people.
Change your air conditioner filter quarterly, or four times a year. This not only keeps the air coming into your home easier and cleaner to breathe, it takes a lot of stress off of your AC unit itself. You get to enjoy health, money savings and reduced energy use altogether at once.
You don't want to have a faulty HVAC system because that will make any homeowner miserable. Having a home that is too hot or cold is enough to drive anyone crazy.
