In November 2011 an application was submitted to the Toronto and East York Area Council proposing to redevelop the Hilton Garden Inn situated on the northeast corner of Dundas Street East and Jarvis. The proposal was for a brand name brand-new blended use building including 2 towers, 48 storeys on the west side and 35 storeys on the eastern, sitting atop a podium varying from 2 to 10 storeys in height. Strategies for a couple of retailers at grade and an workplace to be included in the base of the building were likewise consisted of. The structure was set to have 693 domestic systems and 352 parking spaces in a below-grade parking framework.

The City's response was that the proposition stood for overdevelopment of a site that is adjacent to a low-rise area to the northeast. The information of the proposition have given that been considerably changed, and the Planning Department is now recommending to Council that they authorize the brand-new application.

The brand-new proposal recommends that the building be redeveloped into a 45-storey blended use development with retail, cultural ...
... and domestic area. The structure would be comprised of a 29-storey tower atop a 16-storey base, which cascades down to 14-storeys then 4-storeys on George Street. The development would consist of 767 domestic units, 405 car parking spaces and 786 bicycle parking areas.

The applicant made these modifications so that the framework would stick to planning objectives for the location, which is to change from high-rise along Jarvis Street to the local Neighbourhood form. While the new proposition complies with the Official Strategy and is compatible with the majority of metropolitan design guidelines, the candidate waits for amendment of zoning by-law 438-86 as the suggested structure's height goes beyond the out-of-date optimum height for buildings in the area by 127 metres.

The rectangular floor plate of the tower is proposed to be 900 sq metres, larger than the 750 sq metres the City usually looks for. The size is much less than the total floorspace of the two specific towers recommended in the eariler plan.
