Do you wish to build a house, a home or rental houses in South Carolina? If so, then you need the services of a custom builder. There is an endless list of South Carolina Custom Builders to choose from.
This does not mean that you can just choose any builder. There is no need of you spending more than what you wish to if you can avoid it. For you to choose a reliable and competent custom builder, there are various things you need to consider.
1.Is the builder a licensed contractor in South Carolina?
The contractor or builder you wish to hire must be one of the certified builders in South Carolina. This, you can find out from the Local Home Builders Association in South Carolina. Once you contact them you can know whether the builder is listed or blacklisted as a home builder. You certainly dont want to be in the wrong books of the authorities so this step is inevitable.
2.The builder's record.
For you to rest assured that you are dealing with a competent and reliable contractor, look at his record. How many houses has the contractor built in the last two months? If possible, you can request that you get to see at least two of the houses he has built and two more that he is building at that particular time. You really want a good house. Dont you? If so, then you need to sacrifice some of your time to go inspect those houses physically. Look at the design of the houses, any signs of cracks or leaks in the walls, test the doors and windows, look at the quality of the finish and the paint, check whether the countertops are level and last but not least check the walls; are they straight?
3.Ask the builder for referees.
Once you get a list of references from the builder, here are some the things you would inquire about:
i.Whether the builder completed the project professionally and without no hitches and if there were any hitches, how did he handle it.
ii.Did the builder finish his job in the agreed time?
iii.Does the builder stay on site to make sure the operations on site are being carried on smoothly or is he the kind of contractor that appears on site on the first day of construction and the last day of completion?
iv.Was the builder a fountain of information as regards new suggestions or new ideas?
Review warranties of various builders to get yourself the best deal. This can also enable you to know what kind of service you will receive once you move into a new home. Some builders provide a manual on how to take good care of the newly built house. This manual is always vital in giving helpful information that may also entail details on the maintenance of each product or appliance within the house.
These are but some of the important considerations to put into account when looking for a potential and capable builder for your house in South Carolina.
