Mortgages in the UK have changed in the past few years. Not too long ago, mortgages were just given to a man with a family and reliable employment. The rest of the people found themselves renting.However in recent years the mortgage business has matured. Lenders are now offering mortgages that are designed for normal people who don't fit the old description of a mortgage borrower. Here you'll learn more of the new types of mortgage loans.

An equity release home loan is aimed at people that already own a home, but are wanting to raise some money. They're great for the elderly who must pay for nursing care and other retirement costs. There are many types of equity release mortgages.

You need to be careful if you're considering getting this type of mortgage loan. They are not highly recommended by experts who claim they are not suitable for many homeowners. If you have money problems there are many other ways you can get money.

Mortgages were originally supposed to only be for people with families and a steady job. They were supposed to entirely pay off the loan over the course of their career. Typically a 30 or 25 year mortgage loan would last until retirement at 60. Anybody beyond the age of 40 had difficulty getting approved for a mortgage loan. As it was, the system couldn't accept that they may actually pay off their loan prior to retirement. Anyone who was already retired could not get a mortgage. But things have changed. Now it's completely possible for the elderly or older people to be approved for a mortgage. Lenders are now willing to help them, and mortgages for old people are rather common.

Parent help mortgages are increasingly common. Many people, such as first time buyers, have problems budgeting for a mortgage. Their salary might be too low. Or they may have far too much debt to qualify. A mortgage guarantor is someone who agrees to be responsible for paying a mortgage. If the person who is taking out the mortgage loan does not pay then the mortgage guarantor must take over the payments. Most often the guarantor is the mother or father of a young buyer. Or it may be another close relative. It could even be a close friend of the family.

Another new type of mortgage that has come up in the UK is the Sharia compliant mortgage. There is a large and growing group of Muslims within the UK. However, Islamic law says that paying interest is forbidden. For Muslims in Britain this has resulted in an uncomfortable position. They must either live in rented accommodation or they must compromise their beliefs and take out a normal UK mortgage. In order to approach this problem Muslim Imams have settled on set types of home loans which were designed specifically for Muslims.
